Backstory

The Canal District, like much of Kendall Square, has changed dramatically over time. It began as a wharf and industrial district, dominated by factories and warehouses. In 1998, a master plan was created for this 10-acre site, which catalyzed the development of multiple parcels along Broad Canal into what’s now a vibrant area home to globally-renowned innovation and tech companies, distinct local retail and residences, and a growing body of cultural events and activities.

Despite this transformation, the Canal District still has a “missing tooth” that has yet to be redeveloped: 585 Third Street, known to many as the site of the proposed “Constellation Center” that never came to be. BioMed Realty, owner and curator of much of the Canal District, purchased this parcel in August 2018 and is committed to fulfilling the community’s aspiration for an artistic and cultural hub in the Canal District.

585 Third Street, which was rezoned by unanimous approval by the Cambridge City Council, is a planned 16-story laboratory and office building that includes more than 30,000 square feet of indoor and outdoor public space to be used for performances and community gathering.

In March 2021 BioMed Realty and Global Arts Live announced the launch of the new nonprofit, 585 Arts, to operate the arts and cultural programming for 585 Third Street and Canal District Kendall. Read more about 585 Arts.

In June 2022 Takeda announced that it signed a 15-year lease with BioMed Realty for approximately 600,000 square feet of research and development (R&D) and office space to be built at 585 Third Street in Kendall Square. The state-of-the-art facility will allow Takeda, the largest life sciences employer in Massachusetts, to create a purpose-built R&D facility with laboratories of the future featuring modern design elements and upgraded technology to support the company in its efforts to advance innovation for patients. The new facility will support Takeda’s efforts to redefine the future of work by adopting flexible workspaces to maximize in-person interaction and connection under a flexible and hybrid working model.
